Right to Manage (RTM) is a legal process that allows leaseholders in flats, blocks or estates to take over management of the building even if the landlord doesn’t agree.
Residents and leaseholders will often trigger this process because of unresponsive landlords, poor responses to queries or high service charge costs and poor perceived value. We hear many reviews of poor landlords by unhappy leaseholders who are subject to excessive charges from their landlord, such as buildings insurance, consent charges and collection costs for service charge demands.
In some cases, managing agents are so intertwined with the lease that leaseholders cannot take control of their management as a Residents Management Company (RMC) development can.
Guidance through changes
At Orchard, we will guide you through the essential steps towards changing things if you are unhappy with the way your freeholder/landlord or managing agent is attending to you and your building. Whilst the process is long and can be
fraught with opportunity for delay by the landlord, Orchard has a tried and tested approach for ensuring a smooth transition from your present arrangement across to us.
No charge until the move is complete
We only charge you once the RTM is completed and operational which is a minimum of 6 months from the point of first
point of contact with leaseholders and is after the legislative and administrative work is complete. The cost to set up RTM is £80 per apartment but typically, the savings we make with service charges from day one will more than cover our charges.
